Terms of Service

These Terms of Service govern the use of the residential listing service (the "Service") provided by FindHouse Korea (the "Company"), and set out the rights, obligations and responsibilities of the Company and its members.
This English text is provided for convenience. In the event of any discrepancy, the Korean version prevails.
Article 1 (Purpose)
These Terms govern the use of the Service provided through the websites operated by the Company (findhouse.kr, biz.findhouse.kr and related subdomains).
Article 2 (Definitions)
- "Service" means the posting, searching and multilingual presentation of residential listings, connection with partner brokerages, multilingual guidance, and any ancillary services provided by the Company.
- "Member" means a person who has agreed to these Terms and entered into a service agreement with the Company. Members are classified as follows:
- "General Member": a user who joined in order to find housing.
- "Partner Member": a licensed real-estate agent registered under the Licensed Real Estate Agents Act, who joined in order to post and manage listings directly.
- "Listing Information" means information about residential property posted on the Service by a Partner Member or by the Company.
- "Machine Translation" means the function by which the Company converts Korean source text into other languages using an external machine-translation service.
Article 3 (Effect and Amendment of Terms)
- These Terms take effect when posted on the Service or otherwise notified to Members.
- The Company may amend these Terms to the extent permitted by law. Amendments are announced at least 7 days before the effective date, stating the effective date and the reason. Amendments unfavourable to Members are announced at least 30 days in advance and notified individually.
- A Member who does not object before the effective date is deemed to have accepted the amendment. A Member who does not accept may terminate the agreement.
Article 4 (Registration and Member Types)
- Registration is completed by verifying identity through a social account (Google, Apple, Kakao), entering the information required for the relevant member type, and agreeing to these Terms and the Privacy Policy.
- Required information for General Members is name (as written in the passport) and nationality. Where the social account does not provide an email address, an alternative means of contact is also required. All other information (residence in Korea, preferred language, areas and universities of interest, visa status, university, expected arrival date) is optional.
- Required information for Partner Members is the brokerage name, address, registration number, name of the licensed agent (or the representative, in the case of a corporation), contact details (phone and email), and primary target areas.
- Where a Member enters a phone number already registered to another account, the Company merges the two accounts only after identity is verified by logging in with the existing account's social provider. A matching phone number alone will never cause accounts to be merged.
- The Company may refuse registration or terminate the agreement where the Member has used another person's identity or false information; where a Partner Member is not a licensed real-estate agent or the registration number is inaccurate; or where the Member has previously lost membership under these Terms.
Article 5 (Contents of the Service)
- The Company provides: posting, searching and 13-language presentation of residential listings; introduction of listings matching the user's requirements and connection with partner brokerages; multilingual guidance prior to contract; listing management tools for Partner Members (biz.findhouse.kr); and ancillary services such as the sale of household goods.
- The Company may change the contents of the Service, giving prior notice of the reason and details, save where urgent circumstances require notice to be given afterwards.
- The Service is in principle available 24 hours a day, year-round, but may be suspended temporarily for system maintenance, equipment repair, force majeure or similar unavoidable reasons.
Article 6 (Status of the Company)
- The Company is an information and introduction platform that posts and relays Listing Information. It is not a party to brokerage activity under the Licensed Real Estate Agents Act. Brokerage of lease and other real-estate transactions is carried out by the licensed real-estate agent (Partner Member) who posted the listing, on that agent's own responsibility.
- The Company is not a party to any contract formed between Members and is not responsible for the performance, quality or defects of such contracts. The Company remains liable, in accordance with applicable law, for damage caused by its own intent or negligence.
- Where the Company is the seller of goods offered as an ancillary service, it assumes the responsibilities of a mail-order seller under the Act on Consumer Protection in Electronic Commerce.
Article 7 (Obligations of Members)
- Members must provide accurate information on registration and update it without delay when it changes.
- Members must not: misappropriate another person's account or personal data; reproduce, collect, transmit, publish or commercially exploit information posted on the Service without the Company's prior consent (including automated collection); intentionally interfere with the operation of the Service or place an excessive load on its servers; or post or transmit information that violates law or public order and morals.
Article 8 (Obligations of Partner Members)
- Partner Members must comply with the Licensed Real Estate Agents Act and other applicable law, and warrant that their licence and registration remain valid. If the licence is lost or the registration is cancelled or suspended, they must notify the Company without delay and cease posting listings.
- Partner Members must not: post listings that do not exist, have already been transacted, or which they have no intention of transacting ("bait" listings); misstate price, area, floor, options or other terms; use photographs of a different property or photographs materially different from reality; post duplicates of the same listing to monopolise exposure; or demand remuneration exceeding the limits set by the Licensed Real Estate Agents Act.
- Partner Members must use personal data received from users only for consultation and contract performance in respect of the relevant listing, and must destroy it without delay once that purpose is achieved. It must not be provided to third parties or used for any other purpose.
- A Partner Member is liable for damage caused to the Company or to third parties by its breach of these obligations.
Article 9 (Posting and Review of Listings)
- Listing Information posted by a Partner Member is displayed to users after review by the Company. Where the Company has verified the Partner Member's identity through documents such as a business registration certificate, listings may be switched to publish without prior review.
- The Company may refuse to publish, or may suspend, Listing Information where it falls within (or is suspected of falling within) the prohibited acts in Article 8(2); where required information is missing or the photographs and description are insufficient to identify the property; or where repeated reports have been received from users. The Company notifies the Partner Member of the reason.
- The Company's review is intended to filter out obvious errors and prohibited acts; it is not a warranty by the Company of the truth or accuracy of the Listing Information. Responsibility for Listing Information rests with the Partner Member who posted it.
Article 10 (Machine Translation)
- The Company displays Korean source text entered by Partner Members in several languages using machine translation.
- Translations are provided as a reference aid. Where a translation differs from the Korean source text, the Korean source text prevails. The Company does not warrant the accuracy of machine translation.
- The language and governing interpretation of documents used at the contracting stage are determined by the parties to that contract.
Article 11 (Protection of Personal Data)
The Company protects Members' personal data in accordance with the Personal Information Protection Act and other applicable law. Details of collection, use and provision are set out in the separate Privacy Policy.
Article 12 (Restriction of Use)
- Where a Member breaches these Terms, the Company may issue a warning, suspend posting, restrict use, or terminate the agreement — progressively or immediately, according to the seriousness of the breach.
- The Company notifies the Member of the reason and gives an opportunity to respond before taking such measures, save where there is an urgent risk to user safety or to the operation of the Service, in which case notice is given immediately afterwards.
Article 13 (Withdrawal and Loss of Membership)
- A Member may request withdrawal at any time. The Company destroys the Member's personal data without delay, except information it is required by law to retain.
- Where a Partner Member withdraws, its Listing Information ceases to be displayed. Where a consultation or contract is in progress, the Company may inform the affected user of that fact to the extent necessary for user protection.
Article 14 (Limitation of Liability)
- The Company is released from liability where it cannot provide the Service due to force majeure such as natural disaster, power failure, or suspension of service by a telecommunications carrier.
- The Company is not liable for interruptions of use attributable to the Member.
- The Company is not liable for judgements made by Members on the basis of information obtained through the Service, or for the results thereof, save in cases of the Company's intent or gross negligence.
- Nothing in these Terms is to be construed as unfairly excluding or limiting liability that the Company bears under applicable law.
Article 15 (Intellectual Property)
- Copyright and intellectual property rights in the Service belong to the Company. Rights in Listing Information and photographs posted by a Member belong to that Member.
- In respect of information it posts, a Member grants the Company a royalty-free licence to reproduce, display, transmit and translate that information for the purpose of providing and promoting the Service. The licence ends when the Member withdraws the posting (excluding uses already made).
- Members warrant that information they post does not infringe the rights of third parties.
Article 16 (Dispute Resolution and Jurisdiction)
- The Company and Members shall endeavour to resolve disputes concerning use of the Service through good-faith consultation.
- Where consultation fails, an action shall be brought before the court having jurisdiction under the Civil Procedure Act, including where the Member is domiciled or resident outside the Republic of Korea.
- The laws of the Republic of Korea apply to these Terms and to disputes between the Company and Members.
Addendum
These Terms take effect on 31 July 2026.
