The questions we hear most before a lease

How much deposit should I prepare?
For a studio or officetel in the Seoul Capital Area, a monthly-rent lease typically runs 5–20 million KRW deposit with 400,000–800,000 KRW rent. Many landlords will lower the rent if you raise the deposit, so tell us your budget and we will match listings to it.
What documents do I need to sign?
Your passport, your ARC (or visa), and a Korean bank account to transfer the deposit. Some landlords also ask for proof of employment or enrolment — we will confirm exactly what is needed before you sign.
Can I get help if I do not speak Korean?
Yes. Listings are available in 13 languages and consultations are held in your own language. We walk you through every clause of the contract in a language you understand before you sign.
How much is the agency fee?
It follows the statutory brokerage-fee rates and depends on the transaction amount and type. We tell you the exact figure before you commit to a listing, and we never charge anything beyond that quoted amount.
Can I sign without viewing the property in person?
If you are still abroad we offer a video walkthrough of the property. We do recommend seeing it in person before signing, and we will schedule a visit around your arrival date.
